Job description

Primary Function: Responsible for maintaining both the physical and fiscal aspects of a property or a portfolio of properties (i.e., retail, office, industrial, office-medical, etc.) with a thorough understanding of real estate fundamentals and business management.Education: A Bachelor's degree from accredited college or university is preferred but not required and 2 years related experience in property management.Qualifications: Strong leadership and motivational abilities. Exceptional communication skills and the ability to interact with a wide range of people.Attention to detail.Ability to multi-task.Computer skills, positive attitude and team-oriented approach.Basic FunctionMaximizing the value of the property(ies) in accordance with each client's mission, goals, and objectives. RelationshipsSupervises all on-site personnel, as applicable, at properties assigned.Maintain relationships with associates and all other departments within the company.Maintain relationships with suppliers, vendors and others serving the Company or the property(ies).Maintain relationships will clients and tenants of assigned portfolio. ActivitiesThe activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position.Maintaining the physical assetProcure, coordinate, manage, and supervise employees and contractors necessary for the maintenance operations of the property(ies).Conduct formal site inspections of property(ies) interior and exterior.Make recommendations for physical repairs and/or replacements.Ensure observance of any risk management items.Financial reporting and controlApprove invoices and processes in accordance with Company procedures.Reviews all monthly financial reports prior to submittal to client(s).Clear & timely communication with accounting and lease administration.Prepare and monitor property's(ies) operating budget.AdministrationHandle employee selection, training, and control and ensure that all supervised employees comply with the appropriate policies and procedures, if applicable.Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate.Ensures property files and records are maintained.Continually improve management and technical skills.Spend agreed-upon percentage of time in both office and property visits obtaining market knowledge, tenant relations, and asset evaluation.Complete all duties in a professional and timely manner.ExpectationsPolite/Respectful (Internal and External)Committed to Customer ServiceProfessional in both dress and demeanorTake ownership and understand entire property operations Physical/FiscalCommunicate Effectively and Efficiently (Keep all parties informed)OwnersTenantsBrokers AccountingMaintain effective balance between in and out of office activitiesResponsive to requests whether internal or external to the companyCollaborative Understand "Big Picture" of property and operations and how to increase NOI (Net Operating Income) for owner/clientCushman & Wakefield | Thalhimer is an Equal Opportunity Employer.
